What is REAC?
Real Estate Assessment Center (REAC), a division of HUD with the mission to provide customers with independent, actionable assessments that advance risk-informed decisions about the condition of the nation’s affordable housing portfolio.
What is NSPIRE?
National Standards for the Physical Inspection of Real Estate (NSPIRE), the new inspection model implemented for most properties on 10/1/23, prioritizes health, safety, and functional defects over appearance. It implements inspections that better reflect the true physical conditions of the property. The NSPIRE model supports the adoption of sound, year-round maintenance practices.
Tips for Management on Inspection Day
Your goal is to make the inspection process as seamless as possible for your inspector. Here are some tips to help you on your inspection day:
- Have your keys for the entire property in-hand and clearly labeled.
- Have your important reports and pest control contracts organized and readily accessible.
- Provide copies of property inspections (e.g. elevator inspection)
- Provide a list of occupied and vacant units.
- Bring a supply of lightbulbs with you, as you are allowed to swap them out during inspection without a loss of points.
- Crews are not allowed to work-ahead on the day of inspection. An inspector can call it off if you are caught.
